For years, many buyers in Peachtree City, Newnan, Senoia, Fayetteville, and surrounding South Atlanta communities assumed they needed 20% down to buy a home.
That’s one of the biggest misconceptions I still hear from buyers today.
According to a new Realtor.com report, the typical down payment in the U.S. just dropped to its lowest level in four years. And here in Fayette and Coweta County, that shift is creating new opportunities for buyers who may have felt stuck on the sidelines.
If you’ve been waiting to save more money before buying a home, the numbers may look more achievable than you think.
Locally, I’m seeing more buyers successfully enter the market using FHA and VA financing, especially in areas like Newnan, Sharpsburg, Senoia, and Fayetteville where buyers can still find strong value compared to some larger metro areas.
As inventory has improved across parts of South Atlanta, buyers are gaining a little more negotiating power than they had a few years ago. That doesn’t mean homes are “cheap,” but it does mean buyers have more breathing room to explore options, ask for concessions, and structure deals more strategically.
For many first-time buyers, the biggest surprise is realizing they may qualify sooner than expected.
